A development is not 200 installs, it is one install repeated 200 times with a handover at the end. The decisions that matter are taken before the first unit is fitted: what is wired during construction, what is fitted at handover, and who owns the system once the property manager takes over.
| Stage | What is possible | Cost per unit |
|---|---|---|
| During construction | Mains-powered switches with neutral, curtain motors, wired sensors, structured cabling | Lowest — wiring is already open |
| Before handover | Same as above, slightly more labour | Low |
| After occupancy | Battery sensors, Wi-Fi devices, switches limited by existing back boxes | Highest, and noisier for residents |
The single most valuable thing a developer can do is run neutral to every switch box while the walls are open. It costs almost nothing at that stage and removes the no-neutral compromise forever.
Buyers notice locks, lighting and climate. They do not notice a leak sensor until it saves them, so it belongs in the spec anyway for the insurance conversation. A workable standard package per unit: smart lock, two to four lighting points, a thermostat or IR controller, a door/window contact, a leak sensor, and one hub. Adding cameras to occupied units is a consent question and usually better left as an option.
One model unit, working properly, sells the upgrade. Budget for it to be maintained — a demo unit with a dead hub or an unresponsive app does more damage than no demo. We supply a fixed demo configuration and a reset routine so staff can restore it between viewings.
This is the step that gets skipped. Residents move out, accounts need clearing, devices need re-pairing. Define who administers the platform after handover, how a unit is reset between tenancies, and what the manager can see (communal areas yes, inside units no). Without this, the system degrades within two years regardless of hardware quality.
Project pricing starts at 50 units, with the package priced per unit type rather than per device. Branding from 500 pieces per model; custom firmware or enclosure work from roughly 3,000. For a development, standard products with your branding is almost always the right answer — the value is in the package and the handover process, not in bespoke hardware.
We do not do structured cabling, and we are not a building management system. If your project needs HVAC, lifts or access control for the whole building under one platform, we supply devices into that system rather than delivering it.
